The first building in Oak Ridge North's long-planned Plaza District has been deemed substantially complete by Identity Architects, and the city is moving on to the next steps. The building is identified as Retail 1 in city agenda materials, runs 18,000 square feet, and sits at 27438 Robinson Road, according to a Texas Department of Licensing and Regulation filing.

City Council accepted substantial completion at its July 27 meeting and released $1.8 million in escrow funds. A second release follows once the exterior of the city's former public works building is finished.

The next piece of work is a demolition. A back conference room at the current City Hall comes down to make room for a driveway into the planned shopping center off Robinson Road. Agenda materials say that has to be done before the developer hands the keys to the first tenant, though discussion at the meeting indicated the developer is talking to the tenant about possibly waiving the requirement because of the cost. Council approved the demolition agreement between the two entities in case it is needed.

Phase 1 of the 60,000-square-foot Plaza District broke ground last October. The city says the district will feature restaurants with patios overlooking a green space. The commercial zone itself was established in 2013 for Town Center development, and per Identity Architects and the city, the finished district is planned as a mixed-use commercial destination with restaurants, retail, a new City Hall, and an 8,000-square-foot central green space.

Conroe ISD's special education department opens this school year with a new structure and a bigger staff. Kendra Wiggins, the executive director who is starting her 27th year in special education, is overseeing what the district calls the Homecoming Plan, a decentralization effort that lets students attend their zoned campus and receive services inside their home school community.

The scale is the reason. Community Impact reports the department has grown by 15% over the past five years, with 11,911 special education students currently enrolled and another 1,084 students being evaluated. The expansion Wiggins is managing includes hiring more than 15 new special education teachers and an additional $3.2 million in department funding.

Wiggins said the increase paired with limited funding has made it harder to keep up with demand, so the department tracks enrollment weekly and meets with district-level staff every week to check staffing and service delivery against what each student's individualized education program calls for. Campuses also get individualized support plans built with their administrators, a central district resource site for staff and families, and training through the school year.

She said family feedback on the change has been positive, and that families have had chances to visit their future campuses and meet staff. The other significant shift this year is the state's new tiered funding model for special education, which she said required extensive planning and training over the summer.

Why it matters: Close to 12,000 students in this district receive special education services, and this year more of them will get those services at the campus they are zoned to.

The Spring Country Club has announced renovations this August to its 55-acre property on Gosling Road, along with plans to open a signature restaurant overlooking the course. The club sits at 25110 Gosling Road in Spring.

The renovation list is long. The nine-hole golf course now has a new irrigation system, redesigned holes, and green work still underway meant to hold conditions through the year. The site also carries a covered driving range equipped with TrackMan, covered pickleball courts with their own Pro Shop, an enhanced 18-hole disc golf course, and expanded dining and outdoor gathering space.

There are nine covered and climate-controlled padel courts using MejorSet's official Premier Padel court model, plus a fitness center with studios for yoga, Pilates, and indoor cycling. The equipment is Technogym, and the release says this is one of the first locations in the U.S. to carry the company's new Sandstone Collection.

Founder Daniel Gómez Bilbao said the point was never simply to renovate a golf course. He described the modern country club as more than a transactional relationship built around sports and fitness, and said too often people arrive, use the facilities, and leave. He wants the opposite: families gathering on weekends, kids growing up there, friendships forming over dinner.

Why it matters: A nine-hole club on Gosling Road is remaking itself around the idea that people should want to stay, not just play and go home.

Four projects inside the city of Conroe were filed with the Texas Department of Licensing and Regulation in June and July, running from a car wash to two convenience stores. Community Impact notes the list is not comprehensive and that project details can change.

The largest is Mister Car Wash, new construction at 16215 FM 1314 Road with a tunnel car wash totaling nearly 5,000 square feet. The filing puts it at $2 million, with construction running from November 2026 to June 2027.

Longmire Center is a shell building of more than 13,000 square feet at 1008 Longmire Road, privately funded, at $950,000, with construction starting in September and taking about a year. A separate retail building with a convenience store totaling more than 11,000 square feet is going up at 17464 Hwy. 242 for $1.75 million, with work scheduled from January 2026 to January 2027.

The fourth, Pit Stop Express C-Store, was filed June 11 and is a newly constructed building with a gas station and convenience store at 1147 N. Loop 336 E. The footprint totals 5,500 square feet at $1.5 million, with work set to begin in December and run through August.

Why it matters: All four of these sit on roads people here drive every week, and the filings say when the work starts.
