New home sales dropped in seven of the eight Woodlands-area zip codes tracked this August compared to last August, according to data from Christine Hale Realty Group (zip 77354 isn't included in the data set). Only one zip code moved the other way, and it moved big: 77389 posted a $167,000 jump in median home price year over year, the largest swing anywhere in the numbers.

Most of what did sell stayed in a familiar range. In August, 140 homes across the tracked zips sold for between $200,000 and $399,999, which works out to 44.3% of everything that moved. That band has held as the market's center of gravity even as overall sales cool.

Why it matters: the areas moving aren't moving together, one zip code can look nothing like its neighbor three miles away, which matters a lot if you're deciding whether this is your year to buy or sell.

TxDOT's widening of Hwy. 242 between FM 1488 and I-45 is 96% complete, closing in on a fourth-quarter finish on a $29.11 million project funded by state and federal dollars. It's the furthest along of eight road projects Montgomery County Precinct 3 and TxDOT have moving through the area this month.

Two smaller jobs wrap this fall: a $910,000 redesign at Grogans Mill Road and North Millbend Drive, and a $172,500 signal replacement at the Grogans Mill Village Center entrance, both with new equipment going in this September. Design work continues on bigger projects further out, including the Robinson Road widening between Oak Ridge Park Drive and Willow Creek Park, and a Sawdust Road bridge replacement that's about 60% through design.

One project already finished this month: a new signal and turn lanes at Rayford Road and Discovery Creek Boulevard, a $584,000 county road bond job.

Why it matters: eight crews working the same stretch of Montgomery County means real, if temporary, disruption for daily commutes, and knowing what's wrapping up versus just starting helps neighbors plan around it.

God's Garage, based at 2100 East Davis Street in Conroe, is giving away roughly eight cars a month this year, on pace for 80 total. The nonprofit hands the vehicles to single mothers, widows, and wives of deployed military, then handles ongoing repairs on another 30 to 40 cars a year for women who already own one but can't afford the shop bill. Executive Director Justin Coggins calls it generational impact, not just a free car.

The need dwarfs what one shop can do. God's Garage gets more than 4,000 applications a year and can't say yes to most of them, so the team runs on something they call The One: help one person at a time instead of trying to triage thousands. Vehicles come from two places, donated cars they refurbish and cars already owned by the women they serve, and the work stays practical: suspension, oil changes, the basics, not engines or transmissions.

The help doesn't stop at the driveway. On the second Saturday of every month, God's Garage runs an all-day Restore You seminar covering the gospel, basic finance, interviewing and dressing for a job, and car maintenance. It's built around the idea that a reliable car only helps long-term if the person behind the wheel has the rest of the pieces too.

Why it matters: a working car means making it to a shift, a school pickup, or a doctor's appointment on time, and eighty families in Montgomery County get that this year because one Conroe garage decided to help one person at a time instead of waiting for a bigger fix.

The Woodlands' holiday ice rink has been bumped out of three different spots since 1999, each time by new development. It started behind the Mall, moved to a tent at Six Pines and Lake Robbins, and finally landed in its current permanent building in 2016.
