Good morning, The Woodlands.

Ninety sounds like a small number until you think about what it means: children in Montgomery County who didn’t have a bed are sleeping in one now, because a group of mothers and sons showed up on September 11 to build them one.

Also today: where Conroe ISD’s $1.97 billion school bond stands heading into 2027, and a local real estate team that tells every buyer the same thing first.

Glad you’re here,

Conroe ISD Tracks $407 Million in Remaining Bond Work Ahead of 2027 Finish

Voters approved a $1.97 billion bond for Conroe ISD in November 2023, and at an Oct. 6 board meeting, the district laid out exactly where things stand. Of the original funding, $1.64 billion has already been issued, with $332.88 million still authorized and unissued. The total estimated cost to complete all remaining projects is $407.16 million. Most are in active construction phases; the only outlier is Washington High School.

Chief Financial Officer Karen Garza and financial advisor John Robuck presented the breakdown to the board. The district currently holds $463 million in cash, giving CISD a combined $795.88 million available to complete the work. Of that, $323 million has already been committed to purchase orders with vendors and contractors. A separate $65 million is set aside for partial arbitrage and liability costs outside the direct project budget. All remaining work is on pace to finish by December 2027, except for Washington High School.

Why it matters: a $1.97 billion school bond is one of the largest public investments this community has made, and this board meeting put real numbers behind exactly how much is left and when it gets done.

Magnolia Moms and Sons Build 90 Beds for Kids Who Need Them

Mothers and sons from the Young Men's Service League Magnolia Chapter spent part of September building beds for children in Montgomery County who don't have one. Partnering with YMSL chapters from The Woodlands and Montgomery through Sleep in Heavenly Peace's Bunks Across America initiative, the group built 90 beds and collected more than 150 bedding sets. The project ran on September 11 as part of a national day of service.

Sixty-eight Magnolia members contributed to donations, 52 took part in the build and bedding setup, and 32 helped deliver completed beds directly to local families. That last step mattered most. "My sons and I were able to help with the bed build for Ultimate Gift. This was an amazing opportunity to have a real hands-on impact in the community, and it was inspiring to see all the different chapters of YMSL unite," said Erin Vierus, Vice President of Communications for YMSL Magnolia. "Seeing the completed bed pieces at the end of our shift really helped my sons see the progress we made."

Sleep in Heavenly Peace is a nonprofit that builds and delivers handmade beds to children who do not have their own. Volunteers of all skill levels can participate in building, bedding preparation, or delivery. Why it matters: a bed is one of those things easy to take for granted until you realize some of your neighbors' kids go without one, and this is what a group of young men and their moms decided to do about it.

Hofstra Home Group’s One Rule for Buyers: Get Pre-Approved First

Hofstra Home Group team at 4 Waterway Square Place in The Woodlands

Source: The Woodlands Digest

Amanda Hofstra has spent 11 years helping people buy, sell, and rent homes across Montgomery County and North Harris County, working from 4 Waterway Square Place in The Woodlands with her team at All City Real Estate. Hofstra Home Group covers just about every real estate situation: first-time buyers, relocators, military families, new construction, land, small investors, and rentals. The last one is rarer than people think; the team takes pride in being one of the few local groups that genuinely handles rental work alongside traditional sales.

When Amanda is asked what mistake buyers make most often, the answer is immediate. "I think, especially for our buyers, it’s just not knowing that they should really be pre-approved first," she said. On the seller side, the most common question is about market conditions. Her approach is a specific breakdown by area, neighborhood, and ZIP code, covering what the numbers have looked like over the past one to two years and what colleagues are seeing. "It has been a little tougher, I think, across the board in general, for buyers and sellers," she acknowledged, and she leads with that honesty rather than around it.

This year, the team added two new agents: Diana Northup from Magnolia and Lacy Scott from Liberty Hill. Amanda also sends Christmas ornaments to all her clients at the end of each year, a personal tradition that reflects how the team thinks about client relationships over time. Why it matters: in a market that’s harder for both buyers and sellers right now, working with someone who leads with honest data and practical guidance first is not a small thing.

🌳 Woodlands Trivia

Market Street in The Woodlands opened in 2003 as the first open-air lifestyle center in the Houston metro area. It was designed to replicate the feel of a traditional downtown commercial district, pedestrian-friendly, walkable, and built around gathering rather than just shopping.

You’ve arrived somewhere you’ve driven to dozens of times and remembered absolutely none of the drive. Your brain handled the whole thing without telling you.

Why did the scarecrow win an award? Because he was outstanding in his field.
